Why floors wear out early
Grit tracked in from the sidewalk acts like sandpaper on finish and carpet fiber. Once the finish on vinyl tile is worn through, the tile itself starts to wear and stain. Good entry mats, daily dust mopping and a scheduled burnish slow that down far more than any single deep clean.
Strip and wax versus a scrub and recoat
A full strip takes the floor down to bare tile and lays new finish, and it is noisy, wet work that needs the area closed. A scrub and recoat removes only the top layers and adds fresh coats. Doing scrub and recoats on a schedule means you need full strips far less often.
Carpet between extractions
Carpet lasts longer when it is vacuumed with proper equipment on every visit and spot treated before stains set. Hot water extraction is then scheduled for traffic lanes and entries, which are usually the first areas to show wear.
