What Commercial Cleaning Costs
There is no rate card here, on purpose. This page explains what actually moves the price of cleaning a commercial building, and how to get one written number for yours.
Everyone asking about commercial cleaning wants the same thing first: a number. The honest answer is that the number depends on the building, and a price quoted over the phone or pulled from a per-square-foot chart is a guess dressed up as a quote. It is either too high, and you overpay, or too low, and the vendor makes it back by cutting hours and rotating whoever is cheapest through your building until the quality falls apart.
So we price off the building. We walk it, count what matters, write a scope that says exactly what gets done and how often, and put one price on that scope. The walkthrough is free, the scope is yours to keep, and the price does not move unless the scope does. Below is what we are counting while we walk, so you know what moves your number before we show up.
The Six Variables
What Moves the Price
Square Footage and Layout
Size sets the floor of the price, but layout moves it more than people expect. Ten thousand square feet of open office cleans faster than ten thousand square feet of private offices, exam rooms or classrooms, because every door is a stop and every room has its own trash, surfaces and floor.
Frequency
Nightly, three times a week, weekly or monthly. More visits cost more per month and less per visit, because the building never gets far from clean. A weekly building takes longer each visit than a nightly one. Periodic work, hard-floor care, carpet extraction, high dusting and glass, is scheduled and priced separately from the routine visits.
Restrooms
Restrooms are the most labor-intensive square footage in any building. Count, fixture count and how hard they are used decide how much of each visit goes to them. A medical suite or a daycare with high-touch disinfection on every visit sits above an office with the same number of fixtures.
Floor Mix
Carpet, VCT, polished concrete, tile, hardwood and LVT all take different routine care and different periodic care. A building that is mostly carpet is priced differently from one with a VCT lobby that needs strip and wax twice a year, and the periodic work goes on the checklist with its own schedule and its own line.
Occupancy and Traffic
How many people use the building and what they do there. A hundred-person office generates a predictable amount of trash, restroom use and kitchen mess. A clinic, a school, a gym or a retail floor with public traffic generates far more per square foot and needs more time to bring back each visit.
Hours and Access
When we can work and how we get in. After-hours cleaning in a building that locks at six is the simplest case. Day porter coverage, badge and escort rules in a secured building, freight elevator windows, or a 24-hour operation that never empties all add time, and the price reflects it.
Recurring Program or Project Price
A recurring program is priced as a flat monthly number that covers the whole written scope: the routine visits plus whatever periodic work is scheduled into it. That is the way most of our clients buy, because the building stays clean and the number stays the same every month. Nothing is added to the invoice without a conversation first.
Project work, a one-time deep clean, a post-construction final, an apartment turnover or a pressure wash, is priced per job. We walk the site, write the scope against what needs to happen and by when, and give you one project price. The same six variables apply, plus the condition of the space and how tight the date is.
Either way, the price arrives in writing, usually the day after the walkthrough, with the checklist attached, so you can see exactly what you are paying for and compare it line by line against any other bid.
Commercial Cleaning Pricing: FAQs
How much does it cost to clean a 10,000 square foot building?
It depends on what the 10,000 square feet holds and how often it is cleaned, so we do not publish one figure for it. Open office space cleans faster than the same area cut into private offices, exam rooms or classrooms. The restroom count, the floor mix, how many people use the building and the hours we can work move it further, and nightly service costs more per month but less per visit than weekly. We walk the building for free and send one written price for that scope, usually the next day.
Why is there no price per square foot on this page?
Because a per-square-foot rate that is honest for one building is wrong for the next. Two buildings of the same size can be hours apart in labor depending on layout, restrooms, floors and traffic. We would rather walk yours and give you a number we can stand behind than publish one we would have to walk back.
How do I get a price, then?
Call (240) 300-0555, email hello@divinecleaningdc.com or send the form. We set up a free walkthrough, usually within a few days, write a scope for your building, and send one written price tied to that scope, usually the next day.
Is the price fixed once I have it?
Yes, as long as the scope is. It does not move unless the checklist moves. If you add space, add frequency or add a periodic service, we change the checklist and the price together and you approve it before anything changes on the invoice.
What is included in a recurring price?
Everything on the written checklist: labor, supervision, the crew’s equipment and cleaning products, trash liners, and the periodic tasks that are scheduled into the program. Consumables like paper towels, toilet tissue and soap are either supplied by you or added as a separate line, whichever you prefer, and the checklist says which.
Why is the lowest bid often not the best price?
A low number usually means fewer labor hours than the building needs, subcontracted or rotating staff, or a scope that was never written down. The shortfall shows up as missed work and complaints within a few months, and the cost of replacing the vendor goes on top of what you paid. Our price pays for our own W-2 crew, their background checks and training, and insurance that covers your building.
