Post-Construction Cleaning in Northern Virginia

Rough, final and touch-up cleans for tenant build-outs in Arlington and Tysons, contractor and secure space in Fairfax County, retail and multifamily deliveries across Northern Virginia.

Northern Virginia Builds Suites Before It Has Tenants

Much of the build-out work in Northern Virginia happens before anyone signs a lease. Landlords in Tysons, Reston, Rosslyn and Crystal City build finished suites to show.

Those suites have to look move-in ready on the day of every tour. That makes the final clean part of leasing, not just construction.

The local concept

Spec Suite Turnover

A spec suite is a finished office the landlord builds before a tenant is found, with paint, carpet, lighting and a kitchen already in place. With plenty of office space competing for tenants in Northern Virginia, landlords use them to win tours, and each one needs a final clean plus touch-ups between showings.

You schedule the final clean when the GC is out and a touch-up before each big tour, so dust and fingerprints never meet a prospect.

Why Northern Virginia Builders And Landlords Call Us

Spec suites in Tysons and Reston

Landlord-built suites near the Silver Line stations need a final clean when construction ends and a quick reset before tours.

National Landing deliveries

Crystal City and Pentagon City keep delivering office, apartment and retail space around Amazon's Metropolitan Park headquarters. Phased deliveries need phased final cleans.

Contractor and secure space

Build-outs for government contractors come with a crew list sent in advance, escort rules and rooms the crew never enters.

Restaurant bays in Clarendon and Mosaic

New restaurants in Clarendon and the Mosaic District need construction dust out of the kitchen, the bar and the dining room before opening.

Mid-rise apartments

Multifamily buildings in Alexandria and Reston release units in stages, and each stage needs units, corridors and amenity rooms cleaned for move-in.

Rosslyn and Herndon towers

New and refreshed towers in Rosslyn and near Herndon station hand over lobbies, amenity floors and tenant suites on separate dates, each with its own final clean.

What a Northern Virginia Final Clean Covers

Fine Dust, Top To Bottom

Ceilings, ledges, diffusers and window sills vacuumed with HEPA filters, then damp wiped.

Tower Glass

Curtain wall, interior fronts and conference glass in Virginia towers cleared of film, stickers and overspray.

Film, Tape and Paint

Protective film off appliances and fixtures, tape residue lifted, paint drips taken off trim, hardware and floors.

Floors At The End

Carpet tile, LVT, polished concrete and hardwood finished after every trade has packed up.

Contractor and Secure Space

Crew roster in advance, badge and escort rules in the scope, and excluded rooms named before the first night.

Pre-Tour Touch-Up

Short return visits for spec suites so each showing starts with a clean space.

What Post-Construction Cleaning in Northern Virginia Involves

One State Code, Many Local Inspectors

Virginia enforces the Uniform Statewide Building Code, but every locality inspects and issues certificates of occupancy for itself: Fairfax County through Land Development Services, Arlington County through its Inspection Services Division, the City of Alexandria through Code Administration, and the Cities of Falls Church and Fairfax through their own offices. A build-out program across Northern Virginia is working to several inspection calendars at once, and the final clean on each site is scheduled against its own final inspection and owner walk.

Contractor Space Changes Who Can Be On Site

A large share of the office space in Fairfax County, especially from Tysons out along Route 50 and Route 28 toward Chantilly, is leased by government contractors. Parts of those buildings cannot be entered by a cleaning crew unescorted, and some rooms cannot be entered at all. On a build-out that means the crew list goes to the tenant before the job, the escort rules are in the scope, and the excluded spaces are named in writing. It is the normal condition of the work here, and the scope has to reflect it.

Post-Construction Cleaning in Northern Virginia: Questions

Can you clean a build-out for a government contractor tenant?

Yes. Our crews are W-2 employees who have passed background checks, we send the roster in advance, and the scope names which spaces are in, which are escorted and which are excluded. We do not hold facility clearances, so anything that requires one is excluded in writing.

Can you touch up a spec suite before tours?

Yes. After the final clean, short touch-up visits can be booked ahead of showings to clear dust, fingerprints and anything left by the last tour.

Who inspects my Northern Virginia project?

Your locality: Fairfax County Land Development Services, Arlington Inspection Services, Alexandria Code Administration, or the Falls Church and City of Fairfax offices. The final clean follows that inspection calendar.

What sets a Northern Virginia post-construction price?

Suite size, number of passes, debris left by the trades, glass and floor finishes, security rules and how the building lets crews in. A free site walk produces one written figure.
