Post-Construction Cleaning in Maryland
Rough, final and touch-up cleans for medical office fit-outs, lab and biotech space, school renovations, retail and multifamily deliveries across Montgomery and Prince George's County.
Maryland Projects Hand Over To Picky Tenants
Maryland's construction mix is labs, medical offices, schools and apartment buildings. Every one of those is handed to someone who will inspect it closely.
Your final clean is judged by a lab manager, a practice owner, a principal or a leasing agent, not just the GC.
The local concept
The Summer Window
The summer window is the stretch between the last day of school in June and the first day in late August, when school renovation work has to finish. Montgomery County and Prince George's County public schools both run construction on that calendar, and private schools follow the same break.
The final clean lands in the last days of that window, often across several buildings at once. You book the crew early, because every school project wants the same week.
Why Maryland Builders And Owners Call Us
Lab fit-outs on the I-270 corridor
Life science tenants from Rockville to Germantown inspect casework, sinks and sheet flooring at handover. The detail pass is built around what they check.
Medical office buildings
New medical suites near Suburban Hospital, Shady Grove Medical Center and the Largo hospital campus need clinical-grade final cleans before the first patient.
School summer renovations
Classrooms, gyms and cafeterias renovated over the break need final cleans in August, before teachers come back to set up.
Multifamily deliveries
Apartment buildings at Pike & Rose, in downtown Silver Spring and at National Harbor release floors in phases, and each floor needs units and corridors cleaned for leasing.
Retail along Route 1
New restaurants and shops along Route 1 in College Park and Hyattsville need dust out of kitchens and storefronts before opening day.
Charter city projects
Jobs inside Rockville and Gaithersburg get their final inspections from the city, not the county, and the final clean is timed to that calendar.
What a Maryland Final Clean Covers
High And Low Dust
Ceilings, diffusers, light lenses, ledges and baseboards vacuumed and wiped so a lab or exam room starts clean.
Curtain Wall and Interior Glass
Glass in medical buildings, school lobbies and apartment amenity rooms cleared of film, stickers and overspray.
Casework and Fixtures
Lab casework, exam room cabinets, sinks and appliances stripped of film and labels and wiped down.
Floors By Type
Sheet vinyl, epoxy, VCT, tile and carpet each finished with the method that floor needs, after the trades are off it.
Multifamily Unit Deliveries
Unit-by-unit final cleans on a delivery schedule, so leasing can show the floor the day it is released.
Punch Walk Touch-Up
A return visit after the owner, the principal or the inspector walks the space.
What Post-Construction Cleaning in Maryland Involves
Two Counties And Two Charter Cities
Montgomery County issues permits and runs inspections through its Department of Permitting Services, DPS, while Prince George's County does the same through DPIE. Rockville and Gaithersburg are charter cities inside Montgomery County that run their own building permits and inspections, so a project at either address is not dealing with the county at all. Final inspections and the use and occupancy approval come from whichever of those offices holds the site, and the final clean is scheduled against that date and the owner walk that follows.
Lab, Medical And School Work Raise The Standard
The I-270 corridor from Bethesda to Germantown carries a heavy concentration of biotech and life-science fit-outs, and medical office buildings cluster around the hospitals in Bethesda, Rockville, Silver Spring and Largo. Those spaces are handed over to tenants who will inspect casework, fume hood surrounds, sinks and floors to a higher standard than a general office tenant. School renovations in both county systems run on a summer window with a hard reopening date. None of those projects tolerate a final clean that is approximately done.
Cost Factors
What Drives the Cost of Post-Construction Cleaning in Maryland
Maryland final cleans are priced after we walk the site with the punch list in hand. These variables set the figure.
Square footage, building count and how many passes the job needs
Construction debris and dust left behind
Curtain wall, storefront and interior glass in the scope
Floor types such as sheet vinyl, epoxy, VCT, tile or carpet
Lab, medical or food service rooms that need detail work
Units per floor and the builder's release schedule
A school or lease deadline that calls for extra crew

Post-Construction Cleaning in Maryland: Questions
Do you clean lab and biotech fit-outs?
Yes. Casework, fume hood surrounds, sinks, epoxy and sheet-vinyl floors and the glass get the detail pass the tenant will inspect for. We do not handle hazardous materials or decontamination; if the walkthrough turns up something that needs a licensed contractor, the scope says so and excludes it.
Can you finish school projects before the first day?
Yes, when we are booked early. School final cleans are slotted into the last weeks of summer and the crew is sized to the buildings and the deadline.
Who gives the occupancy approval for my site?
Montgomery County DPS, Prince George's County DPIE, or the City of Rockville or Gaithersburg when the site is inside one of them. The final clean is timed to that office's inspection.
Can you clean apartments floor by floor as they are released?
Yes. Units, corridors and amenity rooms are cleaned in the order the builder releases them, so leasing can show each floor right away.
